This Actually Happened
A Commercial building in the Brisbane CBD. The Single facilities manager looking after 18,000 square metres, multiple tenants, aging plant equipment.
He was very good at his job with over 20 years experience. But he was also working 60-hour weeks and still falling behind and was burning out.
LFMS were requested to come into the building for two days a week to manage the scheduled maintenance by external contractors to ensure all schedules were up to date. We also managed the contractor coordination for non-urgent maintenance access and timing for shut-downs and work hours. We completed the documentation that the manager did not have time to complete, like checking purchase orders, raising invoices for approval and completing management reports for the building owner and major tenants. We also coordinated small works projects and improvement works with a focus on health and safety in the workplace.
During this time the manager was able to focus on what he is best at—managing tenant relationships, handling emergencies, budgeting and strategic planning.
Six months later we are no longer required as the manager is back to normal hours. The building's running more efficiently and the manager is back on schedule.
